Details of Maintenance Services:
Mowing Lawn:
Areas shall be mowed by Miller Landscape, Inc. at a finished height of three to four (3 to 4) inches throughout the mowing season. During the mowing season all lawn areas shall be mowed every seven (7) days, as dictated by growing or weather conditions. The mowing operation includes trimming around obstacles and blowing off walls, patios, and decks. Grass clippings will be left on the lawn to increase the content of the organic matter in the soil and return nutrients from the clippings unless otherwise noted. We will disperse heavy clippings and clumps of grass, within reason. We will keep clippings out of bed areas. Mowing patterns will be changed on a regular basis, where practical, to improve turf quality and provide a pleasing appearance. If clippings must be removed or specific equipment size is requested, it shall be noted in the special provisions. Prior to each mowing, we will remove reasonable and incidental trash, sticks, toys, hoses, and other obstacles from the lawn areas. Large items such as benches, playhouses, sandboxes, and plastic pools will not be moved.
Lawn Fertilization and Weed Control
Lawn Care:
Lawn care is performed to enhance turf appearance by strengthening the health of the plant and allowing it to compete against pests. On-site personnel will perform inspections on a routine basis as part of our Integrated Pest Management (IPM) activities. Applications are made to minimize known Targeted Pest Management (TPM) problems with the least amount of pesticides. Materials will be applied at manufacturer’s recommended rates to provide pest control consistent with the label. A Certified Pesticide Applicator will apply them.
Crabgrass Control:
Miller Landscape, Inc. will apply one (1) application of pre-emergent herbicide in the early season for Crabgrass, Foxtail, and Annual Bluegrass that will provide approximately 80% control of these species. This application creates a surface soil barrier that, when disturbed, reduces or eliminates control.
Broadleaf Weed Control:
Miller Landscape, Inc. will apply two (2) applications of post-emergent weed control per growing season. Extremely hard to control weeds such as Clover, Speedwell, Spurge, Purslane, Ground Ivy and Violets may require additional applications.
Turf Fertilization:
Miller Landscape, Inc. will apply three (3) applications of a complete fertilizer and up to two (2) partial applications of fertilizer to the lawn areas during the season.
Insect Management:
Miller Landscape, Inc. will apply one (1) insect application for the control of grubs, if specified in your agreement, and some species of surface insects at the appropriate time. Control lasts for a limited amount of time and may not prevent damage by wildlife such as moles, raccoons and skunks. Other highly variable insect problems can be controlled with additional applications.
Additional Applications:
Due to the nature of pest problems, which can be extremely sensitive to weather conditions, especially in regard to disease control, additional applications may be needed to produce the desired results. These additional applications will be offered on an “as needed” or an “as requested” basis, pending customer approval, and at an additional cost.
Note: Some applications may contain more than one product.
Lawn Aeration
In order to revitalize a lawn with too much thatch and compaction, Miller Landscape will perform core aeration of all lawn areas, removing “plugs” of lawn that are ½” - ¾ “ in depth. These plugs will remain on the lawn area and will decompose naturally.
Maintenance Pruning Description:
Includes pruning or shearing of new growth on plant within the last twelve (12) months to encourage the plants to grow naturally in character and maturity.
Incidental Pruning:
Miller Landscape, Inc. will prune incidental dead or damaged portions of shrubs and trees (less than twelve feet in height). Miller Landscape, Inc. will also prune all sucker growth from bases of all trees included in scope of work.
Pruning of Shrubs:
Miller Landscape, Inc. will prune deciduous and evergreen shrubs once (1) per season at an appropriate time for the plant species (note: not all plants will be pruned at the same time). Miller Landscape, Inc. will remove dead or damaged portions from the shrub. We will remove any upright vegetative suckers from the branches. We will prune the plant for general size control, while attempting to maintain the natural form of the shrub.
Pruning of Trees:
Miller Landscape, Inc. will prune deciduous trees [up to twelve (12) feet in height] included in scope of work once (1) per season. Miller Landscape, Inc. will remove upright vegetative water sprouts from the branches and any suckers growing from the roots at the base of the tree once (1) per season. We will remove dead or damaged portions and remove any crowded or crossing from the center of the plant. Miller Landscape, Inc. will remove lower branches, if necessary, to provide clearance for people, vehicles, or buildings.
Exclusions:
Fall Clean-upLeaf and General Property Clean-up:
Miller Landscape, Inc. will remove heavy leaf buildup, sticks, and other debris from all beds, hard surfaces and lawn.
Ornamental Grasses and Perennials:All ornamental grasses are to remain standing for winter interest. Miller Landscape, Inc. will cut back any remaining perennials.
Debris Removal and Disposal:
Miller Landscape, Inc. will dispose of debris on-site, when possible, and otherwise will remove all debris collected from property when work is completed for the day. Leaves may be blown into adjacent wooded areas or along street curbs where there is municipal pick-up. Clean-ups may be done once or twice, depending on your agreement, once for a heavy collection and once when a majority of the leaves are down.
Weather Conditions:
If your fall clean-up is not finished due to weather conditions, the work will be completed if there is a break in the weather or as part of your spring clean-up the following year.
Spring Clean-up:
Miller Landscape, Inc. will remove debris from under tree and shrub areas, with the exception of conifer (pine, spruce, etc.) needles, which will remain in beds. We will clear bed, lawn areas, and hard surfaces of incidental sticks and other winter debris.
Ornamental Grasses/Perennials: Miller Landscape, Inc. will cut back all ornamental grasses and perennials that may have been left standing for winter.

Bed Edging
Miller Landscape, Inc. will edge all existing agreed upon beds (1) or (2) times, depending on your agreement to maintain existing bed line. A gas-powered edger will be used, where possible, and an edging shovel will be used for all other areas. We will edge wooded lawn perimeters only in areas where mulch is applied.
Winter Services
Mulch
Miller Landscape, Inc. will apply brown, double-ground mulch, unless otherwise specified, to all existing perennial and shrub beds, tree rings, and woody ornamental groundcovers to maintain a two (2) inch total depth. We will mulch existing annual beds to maintain a one (1) inch total depth. If another type of mulch is selected, this cost will be reflected in a separate Agreement.

Miller Landscape, Inc. will edge all existing agreed upon beds (1) or (2) times, depending on your agreement to maintain existing bed line. Winter Services
- Snow work begins after an accumulation of 2” of snow in a single snow fall
- Snow will be removed from driveways within 24 hours of snow fall.
- Customers must have a seasonal contract to utilize winter services
Mulch

- Reset controller(s) based on current weather conditions
- Inspect rain sensor(s) and reset if applicable
- Turn on each zone and adjust heads as needed
- Cleaning of areas around heads to allow for optimal functionality
- Inspection for all needed repairs
Note: All repairs will be done at the time of your spring turn on and will be billed separately.
Fall shutdown includes the following:
- Deactivation of system by use of compressed air to remove water from all lines
- Unplugging and removal of batteries from all controllers
- Inspection for major repairs, which will be reported to homeowner/management
Maintenance Visits include the following:
- Scheduled appointments for accessing controllers
- Resetting of controllers based on current weather conditions
- Inspection of rain sensor units [and resetting if applicable]
- Turning on of each zone and adjustment of heads as needed
- Cleaning of areas around heads to allow for optimal functionality
- Inspection for needed repairs
Note: Completion of repairs will be done at time of maintenance visit, if approved
3 Irrigation Maintenance Plans from which to choose:
- Plan B includes Spring Start-up and Fall Winterization
- Plan C includes Spring Start-up, Fall Winterization and [1] Maintenance Visit
- Plan D includes Spring Start-up, Fall Winterization and [3] Maintenance Visits
Lighting Maintenance: Two visits per year, includes the following:
- Resetting and checking of timers and photocells
- Repositioning and straightening of all fixtures
- Cleaning of all glass lenses
- Minor pruning for optimal light output
